What does an architectural pre-design include?
A pre-design includes the initial architectural concept, floor plans with space and furniture layouts, technical, regulatory and commercial feasibility analysis, and photorealistic renders of the proposal. We also deliver a concept report summarizing the design decisions and estimated areas, so you can evaluate the project with clear information before moving on to the executive project stage.
How is project feasibility analyzed?
We analyze three dimensions of feasibility. Technical feasibility assesses the buildability of the proposal; regulatory feasibility verifies compliance with the municipality’s urban and construction regulations; and commercial feasibility compares the area program against the investment objective. This analysis anticipates problems before resources are committed to developing the project.
How long does it take to develop a pre-design?
The timeline depends on the scale and complexity of the project, but most pre-designs are developed within two to four weeks. The process includes two working meetings to fine-tune details and close the final design, allowing efficient iteration without unnecessarily extending the creative stage.
